Web design & search · Real estate

Real estate marketing that brings in the enquiry, not just the browse.

A listing gets looked at by people who were never going to view it. The job is turning search into a booked viewing, and knowing which listing and which search produced it.

01 Why estate and letting agencies work with us

A viewing request is the metric, not a listing view

Most real estate sites report traffic on the listing itself, which tells you nothing about whether anyone actually wanted to view it. Web development here means building the enquiry around what an agent needs to act on: the property, the preferred times, and which search or portal actually produced the request.

One team for the site, the ads and the search

An estate or letting agency does not want three suppliers to referee. We build the site, run the Google and Meta ads, and do the search work behind it, so the click the ads paid for lands on a page built to convert, wired into the CRM you already run so a lead is tracked rather than retyped. Built to hold as you scale it, across the UK and the US.

See that work

We already write for a UK buyer and a US buyer in the same week

Estate agent and realtor are not the same word to the person searching it, and a site written for one reads slightly off to the other. We build for UK and US brands as standard, so the vocabulary difference is something we plan for rather than notice after launch.

02 How a valuation request stops going to the portal

The portals sell your listings and rent the leads back to you, on a shelf holding every other agent in town. Nothing here is a lead you buy from us. It is a machine you own: a site built for the vendor rather than the browser, search that reaches somebody thinking about moving, and a valuation request that arrives with an address attached.

  1. The valuation is the money, and it is not what the portals give you

Buyer enquiries arrive whatever you do, because the portals send them. The instruction is the thing worth winning, and a vendor deciding who to call is doing it on your own site. Most agency sites are built entirely for the buyer, which is the wrong visitor to design for.

  2. A vendor is choosing on evidence, so the evidence has to be there

What you sold on that street, what it made against the asking price, how long it took, and the fee stated plainly. Somebody about to hand over the largest asset they own is comparing three agents on exactly that, and promises about service lose to numbers.

  3. Search reaches them months before a portal does

People search what their house is worth, and what an agent charges, long before anything is listed. Those terms plus a place are winnable locally and they arrive while the decision is still open, rather than after a board has gone up outside.

  4. Ads work on the instruction, not on the stock

Advertising listings means competing with portals that hold all of them. Advertising the valuation, in the streets you actually want instructions in, at the times of year people move, is the spend that changes what the books look like in three months.

  5. You should know which street the instruction came from

Postcode, property type, whether they have had other valuations and roughly when they hope to move, captured at the enquiry, shows where the marketing is working street by street. That is how a canvass budget stops being a guess.

Real estate marketing questions, answered

What experience do you have with estate and letting agencies?

The work an estate or letting agency needs is the work we do: a site whose job is the enquiry rather than a checkout, ads that have to pay for themselves, and search that keeps the right work coming in. What we do is the whole engine: Google Ads and Meta for the enquiries you need this month, SEO for the ones that keep arriving without a media budget behind them, and a funnel between the two that brings the cost per lead down and qualifies what reaches your team. It connects to the CRM you already run, so a lead is tracked rather than retyped, and it is built as a foundation you can scale on rather than something that breaks at three times the volume. Founder-led, 100+ builds across the UK and the US. Tell us how your valuations and instructions arrive today and we will show you where the site, the ads and the search move first.

Do you only build Shopify sites?

No. Shopify is where most of our work sits because most of our clients sell products online, and a real estate agency usually does not. We build on whatever fits the job. This site runs on Astro and Cloudflare, and the surfacing contractor runs on WordPress.

Can you integrate our listings with the portals we already use?

That is exactly the kind of thing we would scope before quoting rather than promise generically here. Portal feeds, MLS and IDX integrations, and Rightmove or Zoopla syndication all work differently depending on your CRM, so tell us what you run and we will tell you honestly what is involved.

Is a real estate website different for the US and the UK?

The vocabulary and the disclosures both differ: realtor against estate agent, MLS conventions against Rightmove and Zoopla, and the legal notices each market expects on a listing. The underlying job, turning a listing view into a booked viewing, is the same problem either side.

Do you run search and paid for real estate agencies?

Yes. Local and portal competition both matter here, so the site and the search or paid work get planned together rather than handed between two suppliers. Real estate seo is the American phrasing of the same work and estate agent seo is the British one, and the site should carry whichever your buyers actually type.

Do you work with agencies in the US as well as the UK?

Yes. We are London-based and work with brands in both markets, and on this sector the US search demand is the larger half by some distance.

Do you do SEO specifically, or just build the site?

Both, and they are planned together. Estate agent seo and estate agents seo are the same job under two spellings: local pack work for repeat searches, plus content for the specific postcodes and property types you actually sell. An estate agency seo review is usually the first thing we do before touching the site itself.

What is property marketing, and is it different from real estate marketing?

Not really, just different words for the same UK and US audiences. Property marketing agency work and a property marketing company are the same kind of supplier under British phrasing, and most property marketing companies use the two terms interchangeably; property marketing agencies and real estate marketing agencies both mean us in America. Real estate marketing itself covers the whole job: the site, the listings, the search and the ads behind them.

Do you work UK-wide, or just in London?

UK-wide, and internationally. We are London-based, which is where most of our real estate marketing london enquiries start, but a property marketing agency uk client outside London gets exactly the same process. If you want digital marketing for estate agents specifically, or a marketing for estate agents package that includes the paid side, we scope it the same way either way.

What does a SEO agency for estate agents actually charge?

It depends on the competition in your local market and portals. A commercial property marketing agency serving several regional offices pays more than a single-branch agent, and property digital marketing agency work is usually quoted as a retainer rather than a one-off project once the site itself is in good shape. Property marketing uk rates vary a lot by region, which is why we scope rather than publish a price list, and an estate agency marketing companies comparison rarely tells you much without seeing the actual brief.

Do you offer property website design on its own, without the marketing work?

Yes. Property web design and web design estate agents cover the site alone, built by property website designers who also do the marketing but do not require you to buy both. A real estate web design agency brief usually grows into the search work anyway, once the site is live and the next question is who is finding it.

Is estate agent website design uk different from real estate website development in the US?

Mostly in vocabulary rather than substance. Estate agent website design uk and real estate website development both mean a listings-driven site built around a booked viewing; the terms an agent searches differ by market more than the underlying build does.

Can you remarket to people who viewed a listing but never enquired?

Yes, and it usually converts better than the first click did. Somebody who has already looked at a specific property is a warmer audience than a cold one, so we set up remarketing to them rather than only chasing new listing traffic.
